What deposits and fees are required?
University Park at USF Apartments does not require a security deposit. However, there is a non-refundable application fee.
Guarantors are also required to pay the applicable application fee when completing their application.
Any outstanding balance on the resident’s account must be paid by the lease start date.

Monthly rent installments are due on the 1st of each month, including the month of August.

University Park at USF Apartments offers personalized roommate matching. When completing your application, please answer all roommate preference questions as accurately as possible. Your answers will help us find a roommate who best matches your preferences.
Although we cannot guarantee that every request can be accommodated, we encourage you to apply early for the best possible selection.
Can I bring my pet?
Absolutely! University Park at USF Apartments welcomes approved pets.
If you plan to bring a pet, please notify the leasing office in advance and provide your pet’s vaccination records, a current photo, and the required $300 pet fee before your move-in date.
The pet fee is a one-time fee, and there is no additional monthly pet rent.
Please keep in mind that pets must meet our breed and weight restrictions and must be approved by management. For additional information about our pet policy, please contact the leasing office.
Can I move in earlier than my lease start date in August?
Early move-ins are based on availability and require management approval.
Approved early move-ins during August may be subject to an additional fee.

Is August's rent prorated?
No. The August installment is not prorated.
University Park at USF Apartments leases by the term. Since our community is designed with USF students in mind, our lease terms generally follow the academic calendar.
The total rental amount for the lease term is divided into 12 equal monthly installments. Because the apartments are not leased on a month-to-month basis, individual monthly installments are not prorated.

Additional cable services or upgraded programming may require residents to establish a separate account with the service provider.
